Your floors looked beautiful when they were installed. After a few years of mopping, though, dirty water gets embedded in the small grooves of the tile and down in the grout, and no amount of scrubbing on your hands and knees brings it back.

Frank’s uses a pressurized rotary cleaning tool with hot-water extraction, so the dirty water is pulled straight out of the floor instead of left to dry back into the grout. There is no dirty water left behind, and the difference is visible as the tool moves across the floor.

Our tools are safe for all surfaces, including ceramic, porcelain and marble. We clean kitchens, bathrooms, living areas, showers, lanais and pool decks, in homes, condos and commercial buildings.

How we clean

Pretreat

A pretreatment goes down first to loosen the dirt, stains and grime that everyday traffic has ground in. It also helps kill bacteria and other unhealthy contaminants.

Deodorize

Everything is deodorized before the cleaning starts, so pet and household odors are dealt with at the source instead of covered up.

Steam clean

Hot-water extraction flushes the loosened soil out and pulls it into the machine. Nothing is left behind to attract new dirt.

Is it safe for marble?

Yes. Our tools are safe for all surfaces, including marble and other natural stone. Marble is cleaned with the appropriate pressure and products so the finish is not harmed.

Will my grout come back to its original color?

Grout that has darkened from embedded dirt comes back dramatically. Grout that has been permanently stained, or was never sealed, improves a great deal without going back to brand new. We will tell you which is which before we start.

How long until I can walk on the floor?

Because the dirty water is extracted rather than left on the floor, tile is typically dry and walkable shortly after we finish.

Can you clean outdoor tile and pavers?

Yes. Lanais, patios and pool decks are some of the most satisfying jobs we do, because outdoor tile collects so much more grime than anything inside.
